TOILETS:
THE TOILETS @ FILMWORKS ARE WALL MOUNTED NOT FLOOR MOUNTED. THE SEALS HAVE A LIFE TIME OF 4-5 YEARS BEFORE THEY WEAR AWAY. THIS CAN CAUSE WATER LEAKAGE TO THE UNIT BELOW YOU OR ANY OTHER UNIT THAT IS BELOW YOU. CHECK THE DRYWALL BEHIND THE TOILET CLOSE TO THE FLOOR. IF IT IS MUSHY OR DAMP, YOU ARE LEAKING. IF YOU CANNOT TELL, TAKE A SMALL SHARP KNIFE WITH A FINE TIP & TOUCH THE DRYWALL. IF IT PENETRATES YOU HAVE WATER. IT IS TIME TO CHANGE THE SEAL. HIRE A PLUMBER & MAKE SURE YOU TELL THEM YOU ARE WALL MOUNTED. THEY WILL THEN BRING THE CORRECT SEAL. IF YOU HAVE BEEN IN YOUR UNIT FOR AT LEAST 3 YEARS & YOU DO NOT KNOW IF THE PREVIOUS OWNER DID THIS MAINTENANCE, DO IT NOW. YOU REALLY DO NOT WANT TO DEAL WITH INSURANCE COMPANIES. TRUST ME! UNIT WINDOWS:
FILMWORKS WINDOWS ARE KNOWN AS 80 LB WINDOWS. AT LEAST THAT IS WHAT US OLD GUYS HAVE BEEN TOLD. AS YOU KNOW THEY ARE QUITE LARGE & VERY HEAVY. IF YOU HAVE DIFFICULTY OPENING/CLOSING IT CAN BE CORRECTED FOR A PRICE. MAKE CONTACT WITH GRIECO WINDOWS AND ASK FOR TIM OR MILTON TO SCHEDULE. YOU CAN EXPECT $300.00 PER WINDOW TO MAKE THEM INTO 40 LB WINDOWS. THEY WILL INSTALL NEW RODS. THE PHONE NUMBER TO GRIECO HAS BEEN GIVEN TO YOU EARLIER IN THIS E-MAIL. MOST OF FILMWORKS HUMIDIFIERS ARE A BRAND CALLED “SCOOP”. YOU CAN GO ONLINE AND FIND A SOURCE TO PURCHASE FILTERS. THEY CANNOT BE FOUND IN CHICAGO. THEY ARE EXPENSIVE SO ORDER MORE THAN ONE FOR THE QUANTITY PRICE. IN FACT, MAKE CONTACT WITH A NEIGHBOR AND ORDER TOGETHER. THEY SHOULD BE CHANGED EVERY YEAR, ESPECIALLY IF YOU HAVE ALLERGIES. WOODBURNING FIREPLACES: CHIM-CHIMNEY SWEEPS 847 864 3366
CREOSOTE IS FLAMMABLE. IT COLLECTS IN YOUR FLUE. IF IT CATCHES FIRE YOU LOSE YOUR HOUSE! NOT ONLY DO YOU LOSE YOUR HOME BUT EVERYONE ELSES! IT IS IMPORTANT THAT YOU CLEAN THE FLUE EVERY YEAR IF YOU USE YOUR FIREPLACE REGULARLY. HIRE A PROFESSIONAL CHIMNEY SWEEP. ARRANGE WITH OTHER OWNERS OF WBFP’S & GET A GROUP RATE! AIR DUCT CLEANING: THE DEVELOPER DID NOT CLEAN ANY OF THE DUCTWORK AFTER FILMWORKS WAS COMPLETED. IF YOU DO NOT KNOW IF YOUR AIR DUCTS WERE CLEANED, THEY PROBABLY WERE NOT. THEY SHOULD BE CLEANED EVERY 3 YEARS. AFTER ALL WE LIVE IN THE CITY AND AN OLD WAREHOUSE. ALL KINDS OF STUFF COLLECTS. YOU CAN REDUCE YOUR COSTS BY POOLING TOGETHER WITH OTHER UNIT OWNERS. LAST TIME I HAD MY DONE IT WAS $400.00 AND IT MADE A WORLD OF DIFFERENCE. YOU WILL BE VERY SURPRISED HOW MUCH GARBAGE COMES OUT OF THE DUCTWORK. PROCESS TAKES ABOUT 2 HOURS PER UNIT. IT IS VERY NOISEY. A VENDOR IS LISTED. THEY WILL RECOMMEND THE BEST TIME OF YEAR TO DO THIS. WASHER/DRYERS: HERE IS SOMETHING YOU CAN DO ON YOUR OWN, BUT TWO PEOPLE MAY BE NEEDED. THOSE WONDERFUL STACKABLE WASHER/DRYER UNITS COLLECT HUGE AMOUNTS OF LINT THAT FLY ALL OVER YOUR CLOSET. YOU NEED TO PULL OUT THE WASHER & GET TO THE BACK OF THE CLOSET WHERE THE LINT HAS BEEN COLLECTING. IF YOU DO NOT DO THIS SIMPLE PAIN IN THE NECK TASK A FIRE CAN START. LINT COLLECTS, ELECTRIC DRYER STARTS, HEAT BUILDS UP, BAM FIRE! IT HAS ALREADY HAPPENED! IT IS NOT DIFFICULT TO DO BUT IT NEEDS TO BE DONE. FOR YOUR OWN SAFETY USE A SURGICAL MASK SO YOU DO NOT SUCK UP THE LINT. PLEASE NOTE. ANY MAINTENANCE YOU DO IN YOUR HOME AS DESCRIBED IS YOUR OWN EXPENSE. THESE ARE NOT ASSOCIATION EXPENSES. YOU OF COURSE WILL NEED TO BE HOME WHEN ANY MAINTENANCE IS DONE IN YOUR UNIT. YOU SHOULD ALWAYS MAKE SURE THAT WHOEVER YOU HIRE IS BONDED AND INSURED. IF YOU ARE DOING ANY REMODELING YOU DO NEED TO REVIEW GUIDELINE INFORMATION PREPARED BY THE BOARD AND MANAGEMENT. IF YOU DO NOT HAVE THE GUIDELINES MAKE CONTACT WITH MANAGEMENT.
